P U B L I S H E R S ' N O T E 4 • May 2017 • Western Real Estate Business www.REBusinessOnline.com It's that time of year again where we all descend upon the desert to talk about what has been one of the biggest stories in com- mercial real estate as of late: the changing nature of the retail environment and what it means for us. There's no denying that shop- ping centers and the stores that occupy them are facing a pivotal time as technology, Mil- lennials and ecommerce influence future real estate and merchandising decisions. Thankfully, as our industry experts point out, the West is seen as a source of strength within this market. This is due to a few factors, including more home renova- tions, which lead to in-store purchases, and higher home sales and prices, which drive a "wealth effect," which leads to more spend- ing in general. Southern California is per- forming particularly well, especially within the single tenant net lease sector where outlets like 7-Eleven have grabbed investor interest. Open-air centers are another product al- lowing developers to combat ecommerce. These centers showcase beautiful designs that complement the West's lovely weather, and they're filled with in-demand services and experiences like specialty coffee shops, fast-casual eateries and fitness tenants. While our May issue always contains a keen amount of retail talk, there is other news to report as well. Large pockets of Nevada are experiencing an uptick in de- mand as the population rises and investors realize the benefits of owning stabilized medical office buildings and healthcare real estate. Commercial real estate firms are also re-evaluating their own spatial needs, as many express interest in relocating to newer office towers, mixed-use projects and creative office campuses. This activity is particularly prevalent in the La Jolla and University Towne Center regions of San Di- ego, where CBRE, JLL and NGKF have all recently made moves. Speaking of moving, you're going to be doing a lot of that in Las Vegas in a few weeks.
