It's the last quarter of the year — the time when we evaluate whether we're on track to hit our 2017 goals or not, and when we begin to reflect about what the new year may bring. Many of your peers and colleagues are doing the same, as we discovered in this issue. Developers, investors, landlords, designers, lenders and everyone in be- tween seem to be focused on what the next stage of commercial real estate may bring. These are not theoretical pontifi- cations, however. They're far from it. Instead, these real-life professionals are making real-world predictions as to where our industry is heading out West and what that may mean for current and prospective participants. Some of these thoughts center around the next viable investment markets, such as the office markets in Califor- nia, Seattle and Phoenix or hospitality properties in the immediate vicinity of Los Angeles International Airport. Oth- ers focus on where activity may lead in the future, including higher ceiling requirements at retail centers to accom- modate the newest and hottest shop- ping center tenants like movie theaters, gyms and climbing walls. Another group offers a few caution- ary words of wisdom as we try to an- ticipate what may be around the cor- ner. This includes new seismic retrofit mandates in California for multifamily landlords and the need to repurpose and densify assets due to the rise of public transportation options and ride share programs. These new trends are also inspiring new lending op- tions, with our experts noting they've observed a rise in alternative lenders like technology-enabled direct lend- ers, non-bank lenders and marketplace lenders. Another great way to get a glimpse of what this market has in store for us is to attend ICSC's Western Confer- ence & Deal Making session Oct. 2 to Oct. 4 in Los Angeles.
