This issue allowed us to do both, as the West's top experts expounded on today's most relevant topics, including lending and mixed-use trends. This, in turn, allowed us to pass that info along to you. One of the most interesting things we learned in our annual mid-year lending is that interest rates, surprisingly, aren't impacting commercial real estate deals and activity nearly as much as we as- sumed they would. Though every deal is different, the primary reasons for this are that rates are still historically low, good locations are still, well, good locations and lenders are holding tight to stricter standards to stave off another 2008. This bodes well for future activity and will hopefully encouraging burgeoning in- vestors to enter the market when they feel the timing is right. We're thankful so many retail gurus were willing to lend us their time and advice at this year's RECon, because we walked away with a profound knowl- edge of mixed-use and the various ways it's integrating traditional retail projects. We wanted to take this topic a step fur- ther, however, so we once again reached out to the top players in that game to gain their take on multi-functional de- velopment. Aside from common mixed-use strat- egies, we were once again surprised to hear that this product is adapting well beyond shopping centers with additional components. Industrial is now integrat- ing retail offerings, as well as creative of- fice components to present a well-round- ed work environment to employees. Investors are also warming to cold- storage, an oft-overlooked niche product within the industrial category, as food habits change along with consumer pref- erences. This momentum is just begin- ning to catch steam, and many believe it could hold golden opportunities for those out West, particularly in California and Washington. We're always appreciative when we get to learn something new. We hope this issue and the experts who fill it will provide a few knowledge nuggets that perhaps weren't on your menu before.
