Commercial real estate is no differ- ent. Sure, mixed-use isn't a new and novel concept, but the way it's being built — and how frequently it's being built — is. For many forward-thinking developers and designers, it's simply not enough to build a product that's a one-trick pony. Retail is often mixed in with office, which is often mixed in with hospitality, which frequent- ly finds itself sharing its units with multi- family dwellers. Creative office spaces have on-site food and beverage options that are vastly supe- rior to the standard cafeteria, not to men- tion recreational activities and workout spaces. These are a must for Western-based employers locked in a war for talent. Top- level amenities not only extend to the tech and media sectors, but to California's top life sciences hubs, such as San Francisco and San Diego. Newly minted or refreshed campuses in the most desirable neighbor- hoods now contain bowling alleys, quiet rooms, amphitheaters and hotel spaces. Hotels are also courting their nearby employment bases, hoping to lure in of- fice workers with amenities once reserved solely for guests. The Ameswell Hotel, a joint venture between Broadreach Capital Partners and Rockwood Capital, is hop- ing to appeal to the nearby Silicon Valley employees of Google, Amazon, Microsoft, Apple and Intuit with its destination bar and restaurant, bocce ball court, fire pits and breakout areas with outdoor work spaces. Multifamily projects now offer resort- style amenities that rival even the posh- est LA hotels. Thankfully, residents of Hollywood don't have to go far to obtain this lifestyle for themselves. Wilshire Sky- line's The Line Lofts, for example, boasts a penthouse-level lounge and an indoor/ outdoor recreation center that opens to the pool and spa deck, complete with a kitchen and lofted library. Adding mixed-use elements to a project can definitely complicate things, particu- larly if you're an expert at one particular type of development. However, the trend is most likely here to stay. Thankfully, this issue features some of the West's top ex- perts who can help you navigate this tricky process that, in the long run, should posi- tively impact the longevity of your project.
