www.REBusinessOnline.com Western Real Estate Business • September 2017 • 65 residents and those just passing through, it's even more crucial in an area like Napa, which experienced the largest increase in visitor spending in all of California's 58 counties last year. The area is also home to 229,712 residents with an average income of $100,000. Then there is the population in between resident and vacationer – that's the 9.2 million people who live within 90 minutes (or 11.5 mil- lion within two hours) of Downtown Napa. With numbers like these, the pressure to give the customer what they want, on their terms, is real. Za- polski tackles this issue the way he tackles each element within the proj- ect: by making sure the offerings re- main true to the Napa experience. "Historically, retailers don't like to change who they are," he says. "But the past couple of years, we have seen the trend of all these brands trying to be more unique and more specific to where they are located. We are getting them to understand the culture here and to make their brand connect to a consumer who was brought to Napa or who lives in Napa and wants the best of what's out there. That's what's made this area a special part of the world: working to blend that unique- ness while maintaining a general sense of what it is that makes this area different from San Diego, Chicago or Nebraska." Global lifestyle and luxury fashion retailer Maris Collective took that les- son to heart when its team set out to design the 3,000-square-foot boutique that will soon open at First Street Napa. The concept features an ex- pertly curated selection of new and emerging brands with sought-after designer labels and a "shop within a shop," which can highlight new brands, host test runs or craft collab- orative displays between a few de- signers. Maris Collective currently op- erates more than 25 stores in 12 luxury hotels and resorts worldwide, but that doesn't mean the Napa store is simply a cookie cutter version of the other properties. "Our approach allows us customize each location and be inspired by its sense of place," says LeeAnn Sauter, the retailer's founder and CEO. "The California lifestyle very much aligns with our brand ethos. The boutique will naturally set itself apart because it's one of the most beautifully de- signed stores we have ever created. We treated the space like a residence that you would visit with family and friends during holidays." Sauter and her chief creative officer, Eric Lopez, took inspiration from both far and near when designing the First Street Napa space. "We drew from the indoor-outdoor feeling of Mediterranean climate liv- ing," she continues. "It's about bring- ing all the local components that are important to the region inside and being able to extend the lifestyle that we feel is a natural fit for Napa - remi- niscent of many weekends spent in the region enjoying wine, food and memories." The result was a space that features a glass atrium with floor-to-ceiling windows, lush greenery and a vine- encrusted stone entrance hall. The design team relied on organic mate- rials to create an open-air shopping environment that encapsulates the region's natural beauty. Maris Col- lective also features an iron and glass installation that will offer a rotating space for Napa Valley's celebrated WE HAVE FUNDED OVER $400 MILLION IN COMMERCIAL REAL ESTATE LOANS THE LAST 3 YEARS!
