Adobe purchased additional land at 333 West San Fernando Street in San Jose, Calif., where it is building a fourth tower to house an additional 3,000 employees. This new build- ing will nearly double the firm's San Jose employee capacity to about 5,500 workers, something the City of San Jose is very excited about. "We're thrilled to see many months of work with Adobe and its partners culminate in this announcement of Adobe's bold expansion of their glob- al headquarters in San Jose, further enhancing Downtown's burgeoning momentum as Silicon Valley's urban center," says Mayor Sam Liccardo. "We applaud Adobe for its catalytic role in driving innovation in the val- ley over the past quarter century, and we thank its employees for their strong ethos of corporate responsibil- ity, which has made the company a wonderful community partner and a global leader in sustainability." Adobe has also kicked off Phase II of its Lehi building, which will add capacity for 1,000 additional employ- ees. That number will swell to 1,260 employees when Adobe accounts for its current expansion efforts within its Lehi facility. These efforts were also supported by the local legislators, as the State of Utah approved a post-per- formance tax incentive of about $25.6 million for this latest project. "Adobe has been a pivotal asset to the strategic development of Utah's Silicon Slopes," says Utah Gov. Gary R. Herbert. "They are an important influence in the community, and we are grateful for their continued invest- ment in the State of Utah." Organizational Agility The Agility Mandate found that most participating companies did not employ any "materially different strategies" that would set themselves apart from the competition in terms of the real estate team's ability to serve the firm's business needs. In fact, the survey found that in-house real estate teams tend to be lean, with 69 percent of respondents leveraging third-party partners to outsource certain real es- tate functions. One firm that's taken these agility- focused real estate priorities to heart is 2-10 Home Buyers Warranty (2-10 HBW). The new home structural war- ranty and systems and appliances coverage provider recently relocated to a newly renovated 74,000-square- foot building at 13900 E. Harvard Ave. in the Denver submarket of Au- rora. The new corporate headquar- ters currently houses 350 employees, with expansion room for a total of 450. 2-10 HBW worked hands-on with design and architecture firm Ac- quilano Leslie and construction firm Howell Construction on the new, flex- ible space. "We modernized and upgraded ev- ery facet of the building," says Scott Cromie, 2-10 HBW's CEO and Chair- man. "Employees received new work- stations and chairs, and we more than doubled the conference and huddle room space for greater collaboration." The office's interior design features accents utilizing materials synony- mous with home and home build- ing. This complements the company's mission of "improving the quality of home building and the experience of home ownership." Each floor features private phone booths, wellness rooms and coffee bars. Every floor also boasts its own large community breakroom that provides space for employees to host company events, such as First Friday. First Friday gives each depart- ment an opportunity to share how they impact the business and the com- pany's customers. The new office also affords space for food trucks to line up curbside twice a week. Though employees have only re- located from their former nearby of- fice about nine months ago, Cromie has already seen the positive impact these flexible, collaborative endeav- ors have had on the 2-10 HBW orga- nization. "As we settle in, I am extremely pleased to see that our vision for a collaborative and agile workspace has been realized," he says. "There is a buzz amongst the employees and many have verbalized their extreme satisfaction with the space."
