Nowhere is that more preva- lent than in the relationship between retail and industrial. Ecommerce and omnichannel platform development has created an insatiable demand for industrial space that can get products to consumers ASAP. There's just one problem, though. Much of the area around popular distribution hubs, such as the ports of Los Angeles and Long Beach, are full. Even if space can be found, it tends to consist of smaller offerings — typically less than 20,000 square feet. So, the industry is getting...industri- ous. Developers are targeting tertiary areas that still enjoy easy access to the West's major metros. These develop- ments can offer users vast amounts of space, while still maintaining a reach to millions of people within a two days' drive. Facilities for well-known companies like SpaceX, Tesla and Amazon are even driving office demand in some sectors, such as Hawthorne, Calif. This Los Angeles submarket has seen an uptick in demand from creative of- fice professionals who see the value of a location near names so closely asso- ciated with innovation. Opportunity and demand also exist in Las Vegas' industrial market, as our market overview contributors can tell you. The region received eight build- ings totaling 1.3 million square feet in the first quarter of 2018 alone. This included Van Trust's 731,661-square- foot building at the Northgate Dis- tribution Center and three mid-bay buildings totaling 186,000 square feet at the Henderson Commerce Center. Though demand is high, it's clear opportunities exist for both industrial and office throughout the West. We're looking forward to discussing these trends more at NAIOP. Stop by our booth and say hi!
